Questions on buying and selling in Noida

Straight answers to what people ask us most. Anything else, call or WhatsApp the desk.

Do I pay you brokerage?

On a new launch, no. The developer pays us, so the price you pay is the price on the builder's cost sheet. On a resale we charge a flat one per cent, and on a rental one month, agreed in writing before the first visit.

Is a YEIDA plot safe to buy right now?

It depends entirely on whether the lease deed is executed and whether transfer charges are cleared. We check the allotment letter, the possession certificate and the dues at the YEIDA office before you pay a token.

What does GST add on an under-construction flat?

Five per cent on the agreement value for a non-affordable unit, one per cent for an affordable one, with no input credit passed on. A ready-to-move flat with an occupancy certificate carries no GST, only stamp duty and registration.

Can you handle the home loan too?

Yes. We work with branches that already have project approval on the societies we list, which usually shortens the sanction. We do not take a cut from the bank.

Will the interiors team give a fixed price?

After one site measurement, yes: a fixed quotation with a line for every unit and a payment schedule tied to milestones.

How long does a sale usually take?

On a ready flat with clear title and a buyer who is not waiting on a loan, three to five weeks to registry. Add three to four weeks if a home loan sanction is in the chain, and longer on a YEIDA plot where the authority has to record the transfer.
